Vistta Project

Vistta is a residential project developed by Studio JV in Leiria, Portugal, conceived as a response to a challenging topography and a privileged urban setting. The project transforms a steeply sloping plot into a carefully articulated residential complex, where architecture, landscape, and panoramic views converge to define a high-quality living experience.

Located on plot no. 6 of subdivision no. 4/88, the plot has an approximate area of 2,450 m² and an average slope of 34%. The plot benefits from significant construction potential and a strategic position near Leiria Castle, offering expansive views over the city.

The steep slope became a fundamental driving force for the implantation, volumetry, and spatial organization, allowing the residences to be arranged in a way that minimizes earthmoving while simultaneously maximizing visual permeability and privacy. The result is a composition that integrates naturally into the landscape and reinforces the relationship between the built form and the topography.

Vistta comprises five single-family homes, each developed with distinct typologies to accommodate different family profiles. The architectural solution prioritizes comfort, flexibility, and spatial continuity, with interiors that open onto generous outdoor areas oriented towards the most favorable views.

The outdoor terraces and private pools are integrated into the landscape design, strengthening the dialogue between the interior spaces and the natural surroundings. The construction adopts a hybrid structural system, combining reinforced concrete for the main structure with wood elements in complementary components, ensuring structural efficiency, durability, and improved energy performance.

Each residence features interior spaces ranging from 150 to 300 m², spacious panoramic terraces, private pools, and dedicated garages. Together, the five units form a cohesive residential concept that balances individuality and unity within the overall plan.
