Vanguard begins marketing of the ‘Tomás Ribeiro 79’; investment is €30 million

Tomás Ribeiro 79 (TR79) is the first project in Vanguard Properties’ second investment cycle. The development, which began on Tuesday 28 January, is being handled by the developer, together with brokers Dils Portugal and Porta da Frente Christie’s. The project’s foundations have already been laid, and the contract has been awarded to DST. The works are expected to be completed within 18 months.

With an average price per square metre of 12 thousand euros and an investment value of around 30 million euros, TR79 has 21 apartments spread over eight floors, with typologies ranging from 2-bedroom to 4-bedroom. The development also offers 34 parking spaces and a range of excellent amenities, such as an indoor pool, sauna and concierge service.

Designed for the high-end segment, TR79 was conceived as a “reinterpretation” of the traditional typology of noble housing in Lisbon, in a dialogue between the historic and the modern. The project designed by João Vieira’s architecture studio, Studio JV, focuses on the use of “natural” materials such as wood and stone. Spanish designer Daniela Franceschini, from Quiet Studios, is responsible for the interior design, which features “timeless” materials.

“There is a concern with creating projects that can age, that are not just a fad, but that will last over time,” highlights José Cardoso Botelho, CEO of Vanguard Properties, regarding the choice of materials used in the building.

Art is also present in the project, an option that defines all Vanguard Properties developments and that allows “to elevate the experience of residents and enrich the Portuguese and international artistic scene”.

At Tomás Ribeiro 79, this vision comes to life with the choice of Pauline Guerrier, an artist whose work is deeply aligned with the concept of the project. Pauline brings a “unique” approach, combining techniques and materials such as drawing, artisanal merchandising, ceramics and blown glass. The work by Pauline Guerrier chosen for Tomás Ribeiro 79 reflects the essence of Vanguard’s commitment: to create spaces where art is not only contemplated, but lived, and where the home becomes an expression of sensitivity and inspiration.
