Diário Imobiliário Highlights the Architectural Impact of Lumare in Vilamoura

Original Publication: Diário Imobiliário

Lumare is Fercopor’s second luxury real estate project in Vilamoura

Following Fercopor’s debut in the Algarve real estate market with the Serenity project in August 2023, and a planned investment of 100 million euros in two projects near the Vilamoura Marina, the developer is now launching its second development, Lumare.

Lumare features the design of Architect João Vieira. “The Algarve real estate market has always been dynamic, but there is an increasing national and international demand for residential projects where criteria such as comfort and space dimensions are prioritized. Hence, our focus has been on creating developments for those seeking to reside or spend extended periods in this region—a unique profile in the Algarve with significant growth potential,” says Mário Almeida, Administrator at Fercopor.

“We aimed to develop a comprehensive proposal for those looking to fully enjoy the Algarve’s potential. The location, near Vilamoura Marina, was once again crucial for the project’s value,” he adds.

The new project comprises four buildings with 62 apartments, including six penthouses (two T4 and four T3). Labeled as Sky Residences, each features a spacious terrace and pool with sea views, with outdoor areas reaching up to 358 m². The interiors are also the largest in the development, up to 195 m².

The project also includes 56 additional apartments ranging from T1 to T3, following two distinct residential concepts. The Garden Residences include private gardens within the apartment, while the Essence Residences focus on the scale of both indoor and outdoor spaces.

All units share “key” features in Fercopor’s housing profile across its projects: generous areas, superior quality finishes, and a strong connection between the interior and exterior, which is particularly relevant in a region where the sun and sea define the landscape.

“The layered design provides a variety of spaces, such as terraces and projections, offering diverse experiences of light and shadow, ensuring areas for both privacy and exposure,” explains Architect João Vieira, responsible for the project.

“As a result, the variations in apartment types on each floor give the building a unique identity,” adds João Vieira, head of Studio JV, who has leveraged his over 20 years of experience in this project. João Vieira has projects across Europe, North America, and South America, and has lived and worked in cities such as New York, Copenhagen, Oslo, Amsterdam, Rotterdam, São Paulo, and Lisbon.

All units also have exclusive access to a range of amenities, including a massage room, sauna, gym, and lounge. Of the total 7,794 m² of land, more than 30% is dedicated to condominium green spaces, highlighted by the central garden with an outdoor pool that unifies all the buildings.

The development of Lumare involved careful landscape architecture work by Porto-based Oh!Land Studio, which prioritized ecological and climatic diversity, reflected through the vegetation.

In addition to Lumare, the developer is preparing to launch two new luxury housing projects later this year: one on Avenida da Boavista, near Porto’s City Park, and another in Vila do Conde.

In Boavista, Fercopor is constructing three developments (Enlight, Pure, and Prisma), and in Vila do Conde, the Casa Verde project is underway.
