Tomás Ribeiro 79 is Vanguard Properties’ new premium project in Lisbon
The next luxury residential project by Vanguard Properties, Tomás Ribeiro 79, will be built in the Avenidas Novas area of central Lisbon. The project is the result of a 30 million euro investment.
Tomás Ribeiro 79 will be built on a site that previously only had a pavilion and a postal warehouse and distribution centre. It will be a purely residential project, with a total of 21 apartments ranging from 2 to 4 bedrooms, spread over 8 floors, supported by 34 parking spaces and a range of excellent amenities, such as an indoor pool, sauna and concierge service. The architectural project was designed by the Portuguese firm Studio JV.
José Cardoso Botelho, CEO of Vanguard Properties, explained at a press conference that this is one of the developer’s projects with the greatest attention to detail and premium finishes, surpassed only by Castilho 203. The choice fell on natural materials, such as wood and stone, and the director believes that “it is a building that will age very well”.
The interior design, particularly of the common areas, is being carried out by Quiet Studios, by Spanish designer Daniela Franceshini, a project characterised by the use of timeless materials, “marrying old architecture with contemporary nuances”.
As in all Vanguard Properties projects, art also takes centre stage here, “as a way of enhancing the residents’ experience and enriching the Portuguese and international artistic scene”. At Tomás Ribeiro 79, there will be a work by Pauline Guerrier in artisanal maketerie, ceramics and blown glass, in line with the project’s concept.
For José Cardoso Botelho, “at Vanguard Properties we don’t build houses, we provide experiences and build dreams. Tomás Ribeiro offers residents the hustle and bustle of one of the city’s most emblematic areas and, at the same time, a set of excellent amenities that provide unique experiences without leaving the building, the relaxation of being at home. This is a very different project that brings a new concept of contemporaneity to Avenidas Novas”.
Construction of Tomás Ribeiro 79 will begin soon, under the responsibility of the construction company DST, and is expected to last 18 months.
This Tuesday, sales of the properties (with an average price per square meter of around 12,000 euros) will officially begin, and will be handled by the Porta da Frente Christie’s and Dils Portugal agents, on a co-exclusive basis. Two units had already been reserved by the start of sales.
Patrícia Barão, Residential Partner at Dils Portugal, said in a statement that “more than just apartments, the new development is about creating true experiences for residents. Located in one of the most cosmopolitan neighborhoods in the Portuguese capital, surrounded by culture, commerce and nature, Tomás Ribeiro 79 combines the Lisbon of the past and the city of the present. The building’s design was conceived as a reinterpretation of the traditional typology, where each line is a dialogue between history and modernity.”
In turn, João Cília, CEO of Porta da Frente Christie’s, states that “this project was designed to harmonize contemporary architecture with Lisbon’s historical legacy. It is with great pride that, together with Dils, we bring to the market a development that redefines the concepts of quality and residential exclusivity in the Portuguese capital.” José Cardoso Botelho states that “these are apartments for living. We are seeing greater demand for larger types, particularly for families. Tomás Ribeiro 79 will have areas well above the norm, and some apartments will have a garden or terrace with a private pool. We believe that this will be an excellent investment product.”
Company moves forward with new projects in Lisbon
The developer’s outlook for 2025 is positive, and it will continue to invest in projects of this kind in the city of Lisbon. An example of this is the neighbouring building of Tomás Ribeiro 79, Lisboette, which will have 6 apartments. This is another investment in this area of the city, which stands out “for its neighbourhood life and wide range of services. This street in particular is very interesting today”.
The Foz do Tejo project in Jamor is due to be launched soon, a large project to be developed in an area of 28 hectares.
In Comporta and Muda, the projects “are accelerating”, according to José Cardoso Botelho. Marketing of Muda will begin in March, and contacts and preparations are underway to select the chains that will operate the 4 luxury hotels with Branded Residences that Vanguard Properties wants to have in Comporta.
